In Illinois, most popcorn removal (scrape + skim to Level 4 + sand + prime) runs $1.75-$3.50 per square foot of ceiling. A typical bedroom (roughly 168 sq ft) is $500-$900. Whole-house removal on 1,500-2,500 sq ft of ceiling is usually $4,500-$12,000. Level 5 smooth finish adds 20-30%. Asbestos testing ($50-$100 per sample) and abatement, if needed, are separate line items.

The only way to know for sure is to test. Popcorn ceilings installed before roughly 1980 may contain asbestos as a binder; ceilings from the mid-1980s onward almost never do. We arrange the testing before we start any scrape work on older homes. If it's positive, a licensed abatement contractor removes it under sealed containment before we come in to refinish.

A single bedroom is typically 3-5 working days: 1 day of containment and scrape, 2-3 days for skim coats with dry time between, and 1 day for final sand and prime. Whole-house popcorn removal on 1,500-2,500 sq ft runs 2-3 weeks including coordination and paint.

For single-room or few-room projects, yes - we contain the work area so the rest of the house stays livable. For whole-house popcorn removal, most families stay through the skim and prime phases and choose to be out for the actual scrape days (usually 2-3 days total) because that's when airborne moisture and disruption peak.

Ideally yes - the room should be empty of small furniture, wall art, and anything fragile. Large furniture we can move to the center and cover with plastic if you can't relocate it. Wall art, mirrors, curtains, and ceiling fixtures come down before we start.

Technically yes, but we don't recommend it. Dry scraping generates far more airborne dust, damages the drywall paper more aggressively, and - critically - releases any asbestos fibers directly into the air. Wet-scraping is safer, cleaner, and produces a better substrate for skim coating.

Either. Smooth (Level 5) is the biggest visual upgrade and the modern default. Knockdown or orange peel re-texture is faster and less expensive because it hides minor imperfections, so skim coating can be lighter. We texture-match to whatever's already on your walls or elsewhere in the home for a consistent look.

Some paper scuffing during the scrape is normal and we skim over it. Occasionally we find gouges, old repair patches, or thin spots that need targeted patching before the skim coats - we do that as part of the job, not as an extra.

Yes. Removal leaves fresh drywall compound across the entire ceiling that has to be primed and painted. We prime as part of the removal scope and can either coordinate paint with your painter or handle final ceiling paint ourselves - up to you.
