Drywall that's been wet loses structural integrity even after it dries. The paper facing may delaminate, the gypsum core loses strength, and organic material in and behind the panel becomes food for mold. "Just letting it dry" is a common instinct and a bad one. Any drywall that was actively wet - soft to the touch, visibly stained, or reading elevated moisture - needs to come out. We're honest about how much material has to go: not more than necessary, but not less.
Water travels along the top of drywall panels and along the underside of ceilings, wicking outward from the leak point. The visible stain often shows the outline where water pooled, but wet material can extend 6-24" beyond the stain edge - especially on ceilings. We check with a moisture meter, not just eyes, and remove all wet material back to solid, dry drywall. Cutting too small means moldy paper stays inside your wall.
Once wet drywall is removed we inspect the framing, insulation, and (on ceilings) the joist bays for mold, water damage, or ongoing moisture. Small surface mold on framing (<10 sq ft) we can treat with an appropriate biocide and dry. Larger visible mold, structural damage, or ongoing moisture triggers a call to a certified mold remediation partner before we come back to install new drywall - you don't want to seal contamination inside a wall.
Water-damage repairs are often insurance claims. We help by providing itemized scope documents with photo evidence of the damage, communicating directly with your adjuster, and staging the work so the adjuster can inspect at the right points. We don't inflate scope, and we don't underbid to "help" - either practice creates problems for you later. Bring us in early (before you sign a scope with a restoration company) and we can help you avoid common pitfalls.
The best repair addresses what caused the leak so it doesn't happen again. On bathroom leaks we recommend moisture-resistant panels on the rebuild. On basement flooding, we discuss whether framing should be replaced with metal studs or elevated off the slab. On ice-dam ceiling leaks, we coordinate with a roofer before rebuild. A drywall repair that doesn't address the source is a temporary fix.
