Illinois Humidity and Your Drywall: Prevention & Repair

Illinois puts drywall through a harder annual cycle than most of the country. Summer relative humidity in Chicago-area Illinois averages 65-75%. Winter humidity, once forced-air heat starts running in November, drops to 20% or lower. That 45-point swing moves framing, opens seams, cracks patches that were mudded with the wrong compound, and grows mold in basements that weren't spec'd correctly. Here's what Illinois climate does to drywall - and the material and technique choices that keep it from being your problem.

What Illinois humidity swings do to drywall

Wood framing expands with moisture and contracts as it dries. Between July and January in Illinois, framing behind your drywall can move as much as 3/16" over a typical wall run. That movement pulls at every drywall seam, every corner bead, and every taped joint. If the mud is right and the tape is paper, the wall flexes and doesn't crack. Setting-type joint compound vs premixed mud in Illinois

Premixed all-purpose joint compound (the buckets from the big box store) shrinks 15-25% as it dries and stays slightly flexible after cure. Setting-type compound ("hot mud" - Durabond, Easy Sand) chemically cures instead of drying and shrinks less than 5%. At 65% humidity, drywall mud takes 30-50% longer to dry between coats than in winter. Rushing coats in an Illinois July is one of the most common causes of joint compound cracking three months later - the mud looks dry on the surface but hasn't cured underneath. On summer installations we plan longer dry times between coats, run dehumidification in the work area on tight schedules, and use setting-type compound where drying time is critical.
